It is the first and yet the only quarter of individual houses in Vilnius, which architecture, its harmonization with the area, the concept of the quarter, and general and individual solutions have received such attention since the first phase of the project.

Landscaping solutions 

The architectural solutions of the proposal are determined by the specific relief of the territory. For this reason, the aim is to preserve the transparency of the territory and the feeling of immeasurable space as much as possible.  

Architectural idea and volumetric solutions  

The architectural vision of our proposal is to combine openness and privacy. Architectural transparency ensures a direct connection with the visual panoramas of the area, and privacy is a key condition for a quality of daily life. 

Urbanistic idea 

The highest hill of Vilnius and the fabulous panoramas opening from it are the unquestionable advantages of the area, which have the greatest impact on the proposed architecture of the residential quarter. 

In relation to each other, the houses are composed according to the planning rules of the parks. Privacy is created on the ground floor of the house by forming semi-enclosed (semi-open) courtyards. The relief is as if embossed. In this way a courtyard (a space limited on three sides) is created. We suggest “marking” each plot with a special tree, which is characteristic of the natural biotype of the area (oak, maple, birch, or linden). It would be like a family tree, marking the beginning of a new stage of life.

Structure of the quarter: layout of plots, their regulations, and access are determined by an approved detailed plan. The planned structure of the houses is organized on the principle of free planning. Private spaces are hidden from the public spaces in the quarter beyond the walls, which repeat the relief. The visually transparent house then becomes private and protected from the outside glances and also allows those living there to be directly in nature.

Each residential house is designed of two volumes: a transparent residential and a private for the family recreation. These volumes are composed on the different levels of the relief and they become separate floors of the house with their own separate exits to the outside: from the transparent residential area there is an exit to the terrace and from the private area there is an exit to the semi-enclosed courtyard. Insolation to the premises is ensured by “the umbrellas of the light”. “The umbrellas of the light” are the volumetric skylights designed above the main entrance to the building and the staircase. They ensure the penetration of natural light on both floors of the building at any time of the day. Also, they create the silhouette of “the light, which shows the way” of the quarter during the dark hours of the day.

We want to admire the stunning views every day and also to be sure about the privacy. We want to admire the images not only when we are at home. We also want to admire the views while we are on our way home every day. We want to have a nice view when we go out to the courtyard to take a breath or to take a walk around the surroundings. Therefore, we offer the following vision of the buildings: the houses are evenly laid out in the plan, they repeats the silhouette of the relief, and each house captures the best images for itself and tries not to obscure those images to the neighbor.

All the main spaces of this house are laid out on the first floor. Access to the house is from the garage (basement floor) and from the courtyard side. On the basement floor there is a possibility to have a garage for one or two cars (a possibility to park the cars outside under the house). The main highlight of this house is a cylindrical semi-open glass staircase, which will ensure the entry of the daylight into the interior of the house. Available sizes of this house: 264 m2 and 239 m2.


The premises of this house are laid out on two floors. On the first floor there is a closed garage for two cars, auxiliary rooms, and common areas: living room, kitchen, and sauna. The second floor has bedrooms, bathrooms, and study rooms. There is also no shortage of auxiliary facilities. Available sizes of this house: 265 m2, 200 m2, and 165 m2.


On the first floor of this house the main entrance to the house and the family's living premises such as living room, kitchen, dining room, hall, staircase, bathroom, and a garage for two cars have been designed. On the basement floor the rooms for the family recreation are designed: bedrooms, wardrobes, bathrooms, laundry, wine cellar, sauna and pool areas, and auxiliary and technical rooms. Available sizes of this house: 300 m2, 250 m2, 411 m2, and 377 m2.

  • Foundations: bored poles and monolithic grate. They are insulated using the polyurethane panels.

  • Walls and ceilings: monolithic reinforced concrete.

  • Stairs: monolithic reinforced concrete.

  • Roof: monolithic reinforced concrete; the polyurethane foam is used for the insulation; two-component polyurethane coating; the steel frame is used for the parapets; insulation of the polyurethane panels.

  • Facade: decorative concrete or natural “wild” stone. The facade is ventilated: sheets of natural or patinated copper and painted aluminum. The polyurethane panels are used for the insulation of the facade.

  • Windows and doors: Reynaers CW50 SC-HI (facade construction); Reynaers Masterline 10 (entrance door); Reynaers CP155 LS (sliding door); color: coatex black; two chamber glass packets, one glass with solar control low-e coatings, inner glass with low-e coatings, with thermal frame, U value 0.6 W/m2K.

  • Garage doors: segmental gates with automatic driving.

  • Terrace: the lags of the larch wood and terrace boards of Cumaru wood.

  • Fence, garden gates, and gates: segmental fence of rusted steel profiles with monolithic grate; garden gates of rusted steel profiles with electromagnetic lock; gates of rusted steel profiles with an automatic driving.

  • Environment: the granite blocks are used in the lot in front of the house. The territory is tidy, leveled. The natural soil is predominant in the territory. According to the architect's idea, a special tree will be planted in an optional place on the plot of each house.

  • Water supply, sewage, and electricity: supply of electricity to the introductory electrical panel and connection of the object to the energy distribution operator (ESO). Cable for introduction - AL 5x16 mm, introduction is being installed. City water supply. City sewage system.

  • Connection: fiber optic (“Telia”).

  • Rainwater system: the local rainwater collection and infiltration system. 


  • Internal partitions: silicate blocks.

  • Floors: on the first floor the floor are insulated with 250 mm thick polystyrene and covered with a 70 mm layer of concrete with a plasticizer for floor heating. On the second floor the floor are insulated with 50 mm thick polystyrene and 20 mm stone wool.

  • Internal plastering: plastering of internal and external walls with lime-cement mortar or gypsum plaster.

  • Filling the edges of the openings with the extruded polystyrene panels: additional insulation of the edges of the inner openings with polystyrene. Internal electric currents and low currents: electrical installation throughout the house (sockets, switches, sockets for TV, fuse box with fuses). Zero cycle – cabling, fixing of the sockets, switches, computer network, and TV boxes. Resistance measurements and delivery to the State Energy Inspectorate, cables for sockets (CU 3x2.5 mm), cables for lighting (CU 3x1.5 mm), cables for the stove (CU 5x2.5 mm), and cable for the internet (CAT 5a). 150 points to install the electrical installation. The price of an extra point is 20 euros.

  • Alarm installation: security and fire alarms with motion and fire sensors. There is a possibility to join a security company (cabling works).

  • Heating/cooling and ventilation: “Tenko” geothermal system. Ceiling heating and cooling with capillary tubes. Underfloor heating in bathrooms, kitchen area, and garage. Two-zone recuperative system in two-storey houses, one-zone recuperative system in one-storey houses.


  • Floors: the decoration of the stone tiles is foreseen in the garage and boiler room and the water drainage and collection systems are installed. The decoration of the ceramic tiles is foreseen in the sanitary units and kitchen area. The decoration of the hardwood parquet floors is foreseen in the lobby, living room, and other rooms. 

  • Walls and ceilings: the decoration of the ceramic tiles is foreseen on the walls of the garage and boiler room (up to 1.8 m). The walls above 1.8 m and the ceilings in the garage and boiler room are painted with the textured paint. The walls of the kitchen and auxiliary rooms are decorated with the ceramic tiles. The kitchen and living room ceilings are openwork with a volume finish of hardwood details. The walls and ceilings of the other rooms are made of drywall. These constructions are plastered and painted. 

  • Stairs: hardwood or natural stone is used for the decoration of the steps; fencing from a sheet finish with a matching armrest. 

  • Lighting: concealed LED lighting is installed everywhere. External luminaires are not rated. 

  • Bathroom equipment: bathtub, shower cabin, washbasin, toilet, and bidet (Villeroy & Boch Premium Level); faucets (Hansgrohe Premium Level). Combined towel dryers. 

  • Smart house system: the basic module of the smart house system (heating, cooling, ventilation, and lighting control) is installed. 

  • Interior doors: hardwood doors with edgings, handles, and locks. 

  • Optional equipment: hidden curtain-rod with automatic driving. Insect screens on sliding windows and on the doors of the terrace. Sockets and switches. A system that removes iron and lime from the water. Intercom with video function.
